At Kinetic Realty, your safety, our agents’ safety, and the protection of our clients' homes are top priorities. Before we schedule or conduct a property showing, we require a copy of a valid, government-issued photo ID registered in our office prior to a showing.
Why We Require a Copy of Your Photo ID Before Showing a Property
1. For Everyone’s Safety
We don’t know you yet. Just like any responsible professional—whether at a car dealership, medical office, or apartment community—we take precautions to ensure our safety and reduce risks. Touring a private home with a complete stranger presents real risks. By verifying your identity, we reduce those risks:
- Protecting the Homeowner: Sellers are opening their doors to someone they’ve never met. It’s our job to safeguard their personal space and belongings with this basic verification.
- Protecting Our Agents: Our team members meet new people every day. Knowing who they are with is an essential part of their personal safety.
- Preparedness Matters: We ask for the ID in advance—not at the property—because the office must be informed ahead of time about whom the agent is meeting. This ensures that if anything goes amiss and the agent does not return as scheduled, there is a clear trail for law enforcement to follow. It’s a practical safety measure that could make all the difference and has in fact, proved to save agents from harm.

2. Legal Compliance in Maryland
Maryland state law requires us to provide you with a mandatory disclosure titled Understanding Whom Real Estate Agents Represent.
In order to comply with this law, we must be able to prove to whom this disclosure was given. Your ID confirms that this legal document was properly delivered and to whom.
3. Verifiable Identity is Required for a Contract
If you decide to make an offer on a property, your identity must be verifiable to enter into a legally binding contract of sale. That means you’ll need to show ID at that point anyway. We simply ask for it up front, so the process is seamless from the start.
4. It’s Standard Practice
You’re asked to provide ID when:
- Buying a car
- Checking in at a doctor’s office
- Touring an apartment or condo building
Why would you think that working with a real estate agent who is meeting a stranger at a seller's home would be any different? We’re simply following the same reasonable security protocols expected in other industries every day. This policy protects everyone involved and helps ensure a safe and professional experience.
What If You Refuse to Provide ID?
Unfortunately, we will cancel your appointment.
We’ve found that refusal to provide ID is usually a red flag—and could mean someone is attempting to conceal their true identity or intentions.
We don’t take chances with our clients’ homes or our agents’ safety. So if you’re unwilling to identify yourself, we wish you well elsewhere. There are brokerages out there who may take a relaxed view of safety and security but Kinetic Realty, Inc. is not one of them.
Of course, if those brokerages take a more relaxed approach on important things like their agent’s safety and seller’s protection, one may reasonably ask: "What other shortcuts or oversights do they practice?"
